This section will show you how to manage your customer's proposals through your LMN Estimates. This feature is going to help you communicate better with your customers as they can review proposals, request changes, and ask questions in real-time.
As a contractor, you're going to receive notifications as soon as your customer starts using the features in the Customer Portal proposal. To receive a full breakdown of the actions they're taking, follow these steps.
- In LMN, navigate to Estimates > Standard OR Service (depending on what type of estimate you are reviewing)
- Click on the specific estimate you wish to review
- Click the Portal tab
- From the Portal, the estimate will be downloaded as a PDF document and your customer can review the proposal that you have created.
- To view the PDF that they can see from the Portal, click the View Proposal button
- To delete the PDF by clicking Delete PDF
- To send a Reminder email to your customer, click Remind

Attachments/Photos Section
- If you have uploaded files or photos for your customers to view along with their proposal, you can see those documents under the Attachments section.

History Section
- In the Proposal History section, you will be able to see when the proposal was shared and whether any changes have been requested with the respective date and time.

Comments Section
- The Comment section is perfect for communicating with your customer.
For example, if your customer has a question they wanted as you about the proposal, they can type it into the comment section which will be sent to you directly.

Customer Actions: From the Proposal section of the Portal, your customer has the options to Reject, Request a change or Approve an estimate.
Reject If your customer clicks to Reject the estimate, they have the option to select a reason why and add a comment which will be sent to you to review. Request a change If they request a change, you can review this status and change request notes as shown below. Approve If the customer has reviewed the proposal and they are happy with the pricing that was presented – they can go ahead and click on the approve button from the Portal tab, which will allow them to enter their name and digitally sign to approve the estimate.
If they have any comments that they want to send back to you –ADD “Great! Thank you!", then they can add those here.
Once they click the confirm button, the approval will be date stamped and you will receive an email notification with the proposal attached, to let you know that you have an approved estimate from this customer.
The proposal will now be frozen from the Customer Portal end so no additional changes can be made.

In this section, we are going to show you how to send your proposals to your customers and leads for review and approval from the Estimate Print Report tab.
- In LMN, navigate to Estimates > Standard OR Service (depending on what type of estimate you are reviewing)
- Click on the specific estimate you wish to email (if you have one ready - if you don't, create your estimate and then follow the steps below)
- On the Customer Info tab, make sure your estimate is assigned to a contact with a valid email address.
- If you need to change the contact, you can simply click on the Change Client/Jobsite button down below.

- Click the Print Reports tab
- From the dropdown menu, click Customer Proposal (Standard Estimate) or Service Proposal (Service Estimate)
- You can go ahead and select a Customer Proposal to generate – but before you send, make sure that the estimate proposal is displaying the way you want your customer to see it.
- You can do this by clicking on the “Preview” button down below.
- If you’re not happy with the proposal view, adjust on the left-hand side menu.

- Once you’re happy with the proposal that your customer will see, you can click the Publish/Email Proposal button.
Before you send, you can:
- Add additional contacts to the email to send the proposal
- Select a single internal user from the Reply To dropdown so their email address is used when a customer replies.
- Add a customized note that will be available for the contact to view in the Customer Portal
- Customize the subject and body of the email that will accompany your sent proposal
- Attach a PDF version of the proposal as an attachment
- You can also select if you wish to secure access to the proposal by having the contact create a username and password to view the proposal in the Customer Portal
- Before you send, you can also have LMN forward you a copy of the customized email for your viewing prior to sending the email to the customer.
- After you’ve made any necessary adjustments, click Email & Publish
- Congratulations! Your proposal has been sent via email AND published to the customer portal for review and approval!

Your customer will see a nicely branded email, with your logo as well as a message letting them know that you have published a new proposal for their review. A link to download the Customer Portal guide will be available in the email, along with a PDF attachment of the proposal.

Two ways your customer can review and approve their estimate:
- Review the Estimate directly in this email by opening the attachment and replying back to you for approval.
- Click the "log into the LMN Customer Portal" link in their email to access the portal account. From here, they can manage the proposal

Bulk Proposals
Bulk Proposal Management
In this section, we are going to show you how to manage your customer's proposals in bulk through your LMN Proposal tab. This feature will help you communicate better with your customers and allows them to review proposals, request changes, and ask questions in real-time.
As a contractor, you can make bulk changes to proposals with a couple of clicks. See the steps below.
- In LMN, navigate to Estimates > Proposal
- Here is where you can manage and review all the proposals that have been published to the customer portal.
- Use the filters at the top of your screen to easily find a published estimate that you are looking for.
- At a glance, view Estimate information such as the Date, Customer Name, Jobsite Address, Proposal Name, Version Number & Status.
- Select 2 or more boxes and click on the Bulk Options dropdown:

This section will show you how to send your proposals to your customers and leads in bulk for review and approval from the Standard or Service estimate screens.

To get started:
- Click on the Estimate tab in the left-hand menu

Click on Standard or Service depending on what type of estimates you're sending.
💡 This is a great feature for when you do your contract renewals – simply renew your contracts and then you can send all of those renewals to all of your customers at once. - From the main Estimates page, click the checkboxes beside the Estimates you wish to send via email.
- Click the Update Estimates dropdown and select Send Proposals
- Here, you have the option to adjust the proposal details like Header/Footer before sending.
- If you had already sent a proposal to one of the selected customers, you can choose to Replace the Existing or Keep the Existing and add another proposal.
- Click Next to continue

Email/Publish proposal Actions:
CC or BCC You will have the ability to "cc" or "bcc" any additional coworkers that you want to include on the outgoing email. Reply to Select a single internal user from the Reply To dropdown so their email address is used when a customer replies. Notes In the "Notes" field, you can enter a customized note for everyone to read when they open the proposal through the customer portal. Add a PDF You can select if you wish to add a PDF copy of the proposal on each of the emails. Secure Access You can also choose if you wish to "Secure Access" to the proposal and making it mandatory that the contact create a Username and Password to view the proposal in the Customer Portal. - In the top right corner of the page, you can have LMN forward you a preview of the email, and if everything looks like it should, and you're happy with the settings, go ahead and click Email & Publish to send the emails out to the contacts in bulk.
You have sent multiple proposals to different customers all at once! ✅

Customize Default Proposal Email
Customize your default Proposal Send email and Proposal Reminder email templates to be sent from the Estimate list page or from the Portal page in LMN.
| 💡This makes it easier to personalize proposals/reminders and saves you time from having to change the text every time you send a proposal or reminder. |
- Navigate to: Settings > Client Communication > Email Template
- Click open Proposal Templates
- Click into the text box or subject line of the template you would like to customize (the template you are currently editing will be outlined in green).
- Click into the text box where you would like to insert personalized variables specific to each individual customer. Click a variable button from the Add Custom Variables section on the right side of the screen.
- When you are finished, click Save.
Automated Email Proposal Reminders
Automatically follow up with customers who haven’t taken action on a proposal within a set period of time. This feature removes the need to send manual follow-up emails and helps you stay on top of open proposals with minimal effort.
- Navigate to Settings > Client Communication > Email Templates
- Click open the Proposal Templates
- Scroll to the bottom to find Automatically Send Reminders and toggle it ON.
⚠️ Only proposals sent AFTER turning on this feature will receive reminders. -
Send 1, 2 or 3 reminder emails a set number of days after the proposal is initially sent.
This will send the content in the Proposal Reminder Template to your client.
These will be sent from the same person as the initial email.
The reminder emails will stop sending once accepted or declined.
Use each dropdown to select number of days
Delete 1 or 2 reminders by clicking on the trashcan icon. Click + Add Reminder to add them back after deleting.
When finished, click Save Reminders

Print, Preview & Export Estimates & Reports
Print Client‑Facing Proposals
Goal: “Print a proposal to send to a client (not an internal estimate review).”
Open the Estimate
Go to the Print Reports tab
Choose a Proposal report (avoid “Estimate Review” and “Job Planners” if they’re for internal use only)
Preview, then Print or Download as PDF
Troubleshooting | Preview or Print Button Not Working
If the Preview button or report generation doesn’t work:

Check pop‑up blockers
Ensure your browser allows pop‑ups for my.golmn.com.

Try another browser
Use latest Chrome or Edge.

Try a different report
If a specific report type fails while others work, note its name and move to the next section.
If you see a generic server error (for example, “Server Error in ‘/’ Application.”):
Try again once.

If it still fails, contact Support with:
The report name
A screenshot of the error
The estimate/job you’re printing.
Export to Excel or CSV
Most LMN reports export directly to Excel format.

If you need CSV:
Open the exported Excel file
Use File > Save As > CSV in Excel
Key notes:
Some exports are only available from list views (for example, Estimate List > Excel export), not from inside the estimate or job screen.
If you don’t see an Excel option inside a record, check the corresponding List screen instead.
Troubleshooting | Specific Report Won’t Export What You Expect
If a report shows no data for a job or employee you know has time, or the export seems incomplete:
Check:

Correct item selected
For jobs, there may be duplicate job names; make sure you pick the job with timesheets attached.

Date range
Ensure your date range actually covers the dates where work was done.

Filters
Confirm you haven’t filtered out divisions, staff groups, or inactive records you need.
If everything looks right but the report still fails or shows nothing, contact Support with:
The report name
The job/employee and date range
Screenshots of both the report setup screen and the underlying timesheet/job.
