Leverage the Beam AI integration to generate accurate, automated take‐offs and sync those
measurements back to LMN for estimating and job planning. This guide walks through setup,
submitting a take‐off, tracking status, viewing results, editing in Beam AI, and viewing
measurements from estimates.

Overview
With Beam AI, you can:
- Submit a jobsite for an AI-powered take‐off directly from the Jobsite Measurements tab in LMN.
- Let the system auto‐map measurement “property features” (e.g., Lawn, Pavement) to your existing measurement types, or create new types when no match is found.
- Receive both area and perimeter for many features (e.g., Lawn) and see them as separate measurement types if needed (e.g., “Lawn” and “Lawn Perimeter”).
- Keep AI‐created measurements read‐only in LMN, with a one‐click path to edit the take‐off in Beam AI and sync updates back.
- Reference AI measurements from an estimate’s Work Areas/Services via a quick link to the completed take‐off.
Configure the Integration
- To enable the integration, each Beam AI user will need to obtain a one-time API token from Attentive by sending an email to pravesh@attentive.ai.
- Once the token is received, enter the token into LMN by navigating to Settings > Integrations > Beam AI.
- Paste the token into the Beam AI API Token field then select Test Token. Once verified, the integration is enabled and ready to use.
- (Optional) To map the Property Features from Beam AI to existing Measurement Types in LMN, go to Settings > CRM > Measurement Types. Click “Beam AI Property Feature Mapping.” Enter the exact name of the Property Feature in Beam AI for any LMN Measurement Type you’d like to use for that feature. For example, if you have a Measurement Type called “Turf Area” in LMN that you’d like to use for the Lawn area feature from Beam AI, enter “Lawn” in that Beam AI Type field. You do not need to map Measurement Types that already match exactly with Beam AI Property Features, they will be automatically mapped during the sync. Any Property Features that are not mapped or matched will be automatically created for you.

Submit a New AI Take‐Off
- Open the Contact in the CRM, then the related Jobsite in LMN. Go to the Jobsite Measurements tab and click New AI Measurement.
- Confirm the jobsite address to begin the take‐off request. This opens the Beam AI interface in a new browser tab.
- In Beam AI, choose the appropriate take‐off type (for example, Standard Landscaping Report).
- Review the Property Features list (e.g., Lawn, Pavement).
- Exact‐name matches are mapped automatically (e.g., if you already have a “Lawn” measurement type, “Lawn” maps to it automatically).
- If no exact match exists, Beam AI will create a new measurement type in LMN
when results sync back (e.g., a new “Gravel Bed” type).
- Click Confirm Take‐Off in Beam AI to submit. Note that take‐offs are charged at the moment of confirmation; per‐take‐off pricing is visible to customers in Beam AI.
- Track processing status in Beam AI. Typical turnaround ranges from a few hours to 24–48 hours depending on property size and complexity.
Track Status in LMN
- After submitting, the Jobsite Measurements tab in LMN updates to indicate Processing AI measurements, with a button that links back to the active take‐off in Beam AI.
- A Refresh control is available to update the status in LMN after you’ve submitted a take‐off. The link will show as “Processing” until the take-off is completed.
View Completed Measurements
- Open the Jobsite and go to Jobsite Measurements. Completed take‐offs appear as a list of measurement records, each labeled to indicate they came from Beam AI.
- Many features return both Area and Perimeter. If needed, LMN will create an additional measurement type (for example, adding a “Lawn Perimeter” type alongside “Lawn”).
- Measurements created via the integration are read‐only in LMN. Use the “View” action to open the completed take‐off in Beam AI for edits.
Edit the Take‐Off (in Beam AI)
- Click View on any Beam AI measurement in LMN to open the completed take‐off in Beam AI.
- Make allowed adjustments in Beam AI (e.g., add features, refine boundaries). When you submit changes there, the updates are captured back in LMN automatically.
View AI Measurements From Estimates
When an Estimate is tied to a Contact/Jobsite that has an AI take‐off, a quick link appears in the Work Areas & Pricing/ Services & Pricing section called View AI Measurements. This opens the completed take‐off in a new tab for fast reference while pricing work.
Mixing AI & Manual Measurements
You can still create manual measurements on the Jobsite, even when AI
measurements exist. Click New Measurement and the new row and Measure Site button
will appear as usual at the top of the measurements tab.
FAQs
When am I charged for a take‐off?
You are charged when you click Confirm in Beam AI to submit the take‐off; each take‐off has an associated price shown in Beam AI.
How long do take‐offs take?
Most complete within a few hours; large or complex sites can take 24–48 hours.
How does mapping work?
Beam AI auto‐maps features to existing types by exact name. If no match exists, it creates a new measurement type in LMN when results sync back.
Can I edit AI measurements inside LMN?
No. AI‐created measurements are read‐only in LMN. Click View to edit the take‐off in Beam AI; submitted changes sync back automatically.
Why don’t I see the “New AI Measurement” button?
Ensure the Beam AI token is entered under Settings > Integrations for your user/account (beta may require obtaining the token manually from Beam).
Notes & Best Practices
- Use clear, consistent naming for measurement types to maximize auto‐mapping and reduce later cleanup.
- Open the quick link from Estimates > Work Areas & Pricing when you need to validate quantities during pricing without leaving your workflow.
- Mix AI and manual measurements thoughtfully: rely on AI for comprehensive site coverage, then add any niche measurements manually in LMN.
